How fast

Speed and timeline.

How fast is fast?
14 days on average when title is clean. 7 days has happened. 30 if you want more time. The point is your timeline, not ours.
How quickly will we hear back after we submit the address?
Within 24 hours, usually less. The full options package comes within 48 hours.
What if we need more time than 14 days?
Tell us. We close on your timeline, not a calendar we are trying to hit. We have closed in 7 days. We have also closed in 90, when that is what the family needed.
Can we change our minds?
Until the closing documents sign, yes. There is no contract that locks you in just for talking to us. The conversation is free. The decision stays yours.
How much

Will you lowball us?

No. Our number is our number.

If you would net more on the open market, we will tell you and recommend the listing path. We have made that recommendation more than once.

We underwrite based on comps, condition, and title status. We do not lead with a low number to negotiate up. The number we send is the number we would buy at.

How is the cash number calculated?
Comparable sales in the actual neighborhood. Real condition assessment. Title status. Our willingness to hold or rehab. Real underwriting, not an algorithm.
What does this cost me?
Nothing. No commission on a cash sale to us. No fees if we list traditionally and you go a different direction. We pay title and escrow on cash closes.
What if there is still a mortgage on the home?
The mortgage gets paid off at closing from the sale proceeds, before any distribution to you. The number we offer is gross. We walk you through the math after the mortgage so you know what you actually walk away with.

Why would we use you instead of an iBuyer?

Because we live here. Because there are three paths instead of one, and the right one depends on the situation.

An algorithm cannot tell you whether your house is better suited to a cash close or a traditional listing. A local team can.

Why not just use a regular listing agent?
If a regular listing fits your situation best, that is exactly what we will recommend. The difference is we can also buy it ourselves or hand it to our investor network if those paths fit better. Most listing agents only list. We do all three.
Are you actually local?
Yes. CB&A, Realtors out of The Woodlands. We work in Montgomery County, North Houston, Conroe, Magnolia, Tomball, Spring, Kingwood. We know the streets, the school districts, the MUD tax differences. The proof is in the conversation.
What is your real volume?

What if the house needs serious repairs?
We close on properties exactly as they are. Foundation, roof, mold, code violations. No clean-out. No painting. Show up with the keys.
What if we are in probate?
We have closed deals on both sides of the Montgomery County and Harris County line. Sometimes we close before probate clears, with court approval. Sometimes the cleanest path is waiting. The right answer depends on the timeline.
What if there are tenants in the house?
We buy occupied properties as-is and handle the tenant relationship from day one. You walk away. The tenant stays where they are.
What if my situation is not on this list?
It probably is, just under a different name. The first phone call usually clarifies. Or use the form below and tell us what is going on. We will know in a few minutes whether we can help.
