Disclaimer.

The plain-English version of what this site does and does not promise. Last updated May 2026.

Real estate licensing.

Lauren Cutchen and Jaclyn Cano are licensed Real Estate Agents in the state of Texas, sponsored by CB&A, Realtors. All real estate services described on this site are provided under that license. The Texas Real Estate Commission (TREC) governs our conduct and your rights as a consumer.

Before any real-estate relationship begins, we will provide you with the TREC Information About Brokerage Services (IABS) form. The IABS explains the difference between being represented by your agent, the seller's agent, or as a customer (unrepresented). You can review our individual IABS forms here: Jaclyn Cano IABS, Lauren Cutchen IABS. Both the IABS forms and the TREC Consumer Protection Notice are available in the footer of every page.

Cash offers.

Cash offers we make through this site are offers from Legacy Lane LLC (or our investor network, as applicable). They are not appraisals, not formal valuations, and not market analyses. They reflect what we are willing to pay for a property in its current condition, at a specific point in time, after our underwriting.

Every cash offer is preliminary until both parties sign a written purchase agreement. The final offer may be adjusted after a walkthrough or inspection if material conditions are different than initially represented. We will explain any adjustment in writing before you sign.

Cash offers are typically below open-market value. We accept that trade-off transparently. As described on our home page, we walk you through every step of the selling process and discuss whether a cash offer, investor offer, or on-market listing is the right fit. The final decision is yours.

Information accuracy.

We do our best to keep the information on this site accurate and up to date. Real estate moves fast. Some details (current market data, neighborhood trends, individual property values) change frequently. Do not rely on any specific number, average, or example on this site as a guarantee of what your situation will yield.

Testimonials reflect the experiences of individual clients. Outcomes depend on the property, the market, the timing, and the family's specific situation. Past results do not predict future outcomes. Stories labeled as composites combine real outcomes from multiple closings to protect client privacy.

Not legal, tax, or financial advice.

Nothing on this site is legal advice, tax advice, or financial advice. Selling a home, particularly in situations like probate, divorce, foreclosure, or estate sales, often has legal and tax implications. We are real-estate professionals. We are not your attorney, your CPA, or your financial planner.

If your situation has legal complexity, we encourage you to consult a Texas real-estate attorney before making decisions. If it has tax implications (capital gains, basis step-up, gift tax), consult a CPA. We are happy to coordinate with your professionals; we are not a substitute for them.

External links.

We sometimes link to external resources (Google reviews, Google Business Profiles, our YouTube channel, social media accounts). We do not control the content of those external sites and are not responsible for their accuracy, policies, or practices. Their privacy policies and terms govern your interaction with them.

No agency until signed.

Submitting a form on this site, exchanging emails, or having a phone conversation with us does not create an agency or representation relationship. Real-estate agency in Texas requires a written agreement. Until that agreement is signed, we are working with you as a customer, not a client.

Limitation of liability.

To the maximum extent permitted by Texas law, Legacy Lane Properties Team, CB&A Realtors, and our affiliates are not liable for any indirect, incidental, or consequential damages arising from your use of this site or your reliance on the information here. Your sole remedy is to stop using the site.

Governing law.

This site, your use of it, and any disputes arising from it are governed by the laws of the State of Texas, without regard to conflict-of-laws principles. Any dispute will be resolved in the state or federal courts located in Montgomery County or Harris County, Texas.

Equal opportunity.

Legacy Lane Properties Team and CB&A Realtors are committed to fair housing. We comply with the Federal Fair Housing Act, the Texas Fair Housing Act, and the National Association of Realtors' Code of Ethics. We do not discriminate on the basis of race, color, religion, sex, sexual orientation, gender identity, familial status, national origin, disability, or any other protected class.
